Yes, the project is an MDDA and RERA-certified project and approved by the following 3 banks: PNB, ICICI, and HDFC.

The total number of apartments is 107 spread across 10 floors in 2 towers connected at every level. The 9th and 10th floors also occupy a Wellness & Lifestyle Center on the rear side.

The overall size of the apartment will vary according to the type of apartment. Super areas are as follows:
  • 18 Studio Apartments of 752 sq ft each
  • 17 One BHK Apartments of 1007 & 1042 sq ft.
  • 72 Two BHK Apartments ranging from 1743 sq ft, 1789 sq ft to 1804 sq ft

The Super built-up area includes all the common areas, common rooms, staircase, lift lobbies, and lift well. It does not include the 9th and 10th floors service area.

You have the choice of combining a 2 BHK and Studio in one of the towers and a 2 BHK and 1 BHK in the other tower as per your choice. Also, if you advise early and if approved by our architect, we can make some minor modifications to your choice at your cost.

BSP stands for Basic Sale Price. Other Charges include PLC (Preferential Location Charges), IFMS & Parking.

PLC stands for Preferential Location Charges like Hill View, Corner Flat, Mussoorie View, etc. This is a charge levied on the purchase price of each flat based on its floor, and views.

Common Area Maintenance is the contribution that every flat owner makes to the association by maintaining all the common areas such as the main entrance lobby and reception area, the lift lobbies on every floor, the staircases, the corridors on all the floors, the gardens and driveways on the ground floor, the parking areas in the basement, stilt area on the ground floor and surface parking, common electricity in these areas, security guards, staff to maintain the common areas like gardeners, security, maintenance of common rooms, all AMCs of types of equipment provided by the developer on the common areas, etc. GST is chargeable extra – this is Goods & Services Tax – a Government imposed tax on sales of products or services.

IFMS stands for Interest-Free Maintenance Security. It is a security, which is kept as security by the developer to meet the cost of any capital nature expenditure post-possession and to meet the shortfall in the cost of maintenance

Yes, the cost for common area maintenance will be calculated based on the actual costs incurred with year-to-year inflation.

We are putting in Siemens / Bosch products in the kitchen including Hob, Chimney, Double door refrigerator, Oven, Microwave, Dishwasher, and Washing Machine. We are also putting in a Smith RO.

No loose furniture will be provided. We also provide top-branded Daikin VRV air conditioning in your entire apartment. We are also providing geysers in the bathrooms and kitchen, wardrobes in the bedrooms, and kitchen cabinets. If you need help procuring loose furniture, we can customize the interiors as per your designs through our panel of interior decorators.

Yes. For more extended stays beyond two months, rental apartments would be available on a chargeable basis. you can use the rental studio apartments available on the 9th and 10th floors of the building on a chargeable basis. The services and facilities that they use in the complex will also be on a chargeable basis. However, the guests will not be allowed to use the common entertainment areas.

Yes, we do have restrictions on that. Only 2 people can stay in the apartment. However, your children and relatives can visit them for up to two months whilst staying in the apartment.

The power situation is not bad in Dehradun. Full power backup with auto start will be there and it will be adequate to run all your appliances in the apartment.

Our plot size is a little bigger than 1 acre and as per Govt. guidelines, you can have the buildings only in 35% of the area and the rest 65% has to be left as an open area for gardens, driveways, open parking, walkways, etc.

Yes, fresh and cooked food will be served regularly. It will be two menus, i.e. Ghar ka khana, besides à la carte, served in our dining facility on the 9th floor. One can opt for monthly meal packages

Pets will be allowed in your apartment at the responsibility of the owners but will not be allowed in the common rooms and on the 9th & 10th-floor service areas. There will be a clear pet policy

We only have one car park available per apartment and that too is pre-allotted as per the size and number of the apartment. 2nd car parks are not available for purchase. We are discouraging owners to have cars since we will have transportation facilities available for residents. Visitor’s parking is on the surface area of the complex.

Basic medical facilities like 24×7 availability of nursing staff, doctors available from morning till evening and on call for all emergencies, physiotherapy treatment, doctor consultation rooms, an infirmary for patient stabilization in the event of any emergency, caregivers offered at an extra cost for those who need, an ambulance, tie-up with MAX- multi-speciality hospital nearby.

The project is under construction. The sample apartments are ready for viewing and we hope to deliver the project by mid-2023.

It’s as per RERA prescribed penalties for delays from our side or delays from a buyer’s side in their payments to us.

Currently, Eden’s buyers are mostly expecting to be in independent living, however, Eden is equipped to handle their needs for assisted living as and when that need arises. We have 24 hr common nursing support and as the need arises, individual nursing support can be arranged. There are only 8 such 2BHK apartments that have an attached room for home help/assistants. For other apartments, the assistance would be on a call basis.

Yes, there will be a doctor available on the premises from morning till evening, then available on call to attend to all emergencies; however, nursing support will be available 24x7. We have an LOI signed with MAX Super Specialty Hospital which is 4 km from the Eden site to take care of all other emergencies/ambulance support and priority admission for any patient coming from the Eden family. Though the charges for the same either could be covered with the patient's medical insurance or at the counter to them.

You are the owner of your apartment. Eden will not ask you to vacate. In such scenarios, which presumably may not happen overnight, we can work out a mechanism by opening an Escrow account between the flat owner and the service provider with the bank, specifying the bank to honor the utility/medical/service bills, etc. and Eden during this course of time will reach out to the family, their contact details will be provided by the flat owner at the time of possession.

The residents will be equipped with wearable bands which will allow nursing staff to know of their location should they have a fall or otherwise and hence can immediately reach the location to extend help. There will be CCTV coverage all over the site besides public address systems for any precautionary announcements for extending help in case of emergencie

There's no age restriction for buying an apartment however, one needs to be 50 or above to be a resident at Eden. We allow only two residents per apartment, and their guests/children can visit and stay with them in the apartment for a maximum period of 2 months per year. Should more time be needed, they would be encouraged to rent another apartment within the complex.

The land area of the property is 4,280 sqm. Around 35% of that area is utilized for the vertical construction of two towers and the green patch would be approx. 4500 sqft. The surroundings outside the boundary are all green

The corridors are 6 ft wide and staircases are 5 ft. wide.

The flats will be finished in all respects except for movable furniture and curtains. Kitchens will be equipped with 7 Siemens/Bosch appliances plus one RO of Smith and modular wooden cabinets (washing machine, dishwasher and oven not provided in Studio apartments); the master bedrooms will have a walk-in closet with an attached washroom having high-class CP & Chinaware, shower cubicle, anti-skid flooring, vanity, geyser, exhaust fan, sensor lighting besides grab bar and emergency alarm button. The second bedroom in the 2BHK apartment will not have a walk-in closet, although a closet would be present in addition to all others mentioned above. Each apartment will have its own VRV A/C units by Daikin. Fans, wall lights, and ceiling lights also will be there.

Yes, you would choose a nominee at the time of booking. The property will pass on to the nominee regardless of their age, however, as already mentioned above, they can be a resident only when they attain the age of 50 years. The option of renting or selling the apartments is also available at the nominee’s option and Eden can help them with the same.

Yes, there will be monthly charges. Common area maintenance will be charged at Rs. 8/- PSF on the super area plus GST with annual escalations as per inflations in the economy. Electricity charges, as well as power backup charges, will be based on actual usage. Water charges are set to be Rs. 750/- per month for 2BHK apartments, Rs. 500/- per month for 1BHK and Rs. 250/- per month for Studio apartments. Compulsory housekeeping services will be charged at INR. 6500 to 7000 per month plus GST for 2BHK apartments & INR. 3500 to 4500 per month plus GST for 1BHK/Studio apartments depending on the size of the apartment. The services of laundry, medical expert consultation, medical treatments, pharmacy, pathology, saloon, travel, annual health checkups, personal nursing, ambulance service, and conveyance will be charged extra as per Tariff Cards
